#1: Age

Check to see if all of the roof’s shingles are intact. Storms and high winds cause many homes lose these tabs, resulting in less protection. You’ll want to replace them as soon as possible.
#3: Dark spots
Dark spots on a roof indicate granule loss. When the granules are missing, portions of the shingle will appear darker than other areas that are still coated with granules. If you sport dark patches on your roof, it’s time to give the roofer a call.
#4: Leaks
If your home is experiencing leaks, you’ll know as soon as you step onto your roof and notice a spongy feel. The underlying decking will be weakened from moisture. Check your attic to see if there are any leaks, and call the roofer asap!
